When priced at market value, most homes are selling with multiple offers in record time.

 

2.      Making the Wrong Improvements

Over improving or making changes that are too personal do not translate to a higher sales price. It’s often best to consult with your realtor about which changes would result in a higher ROI.. Oftentimes, fixing major issues or main systems of the home will serve you better than making cosmetic changes. It is all dependent on neighborhood.

 

3.      Not Depersonalizing

Your goal should be to easily allow buyers to imagine themselves living in your home. Take down family photos, put away pet items and clear out anything that isn’t neutral.

 

4.      Ignoring Curb appeal

I can’t tell you the amount of buyer clients I have had who didn’t want to get out of the car because the curb appeal was lacking. Even small changes can make a big difference. Paint your front door, clean up landscaping, mulch and plant some seasonal plants to add to the curb appeal.

 

5.      Not showing Home in the Best Light

A few things will ensure your home will shine amongst the competition. A full top to bottom clean, letting natural light in and professional photos. A clean home gives the impression you have kept up maintenance and that it is in good condition. During the pandemic, this has proven to be imperative. Natural light always gives the illusion that the home feels spacious, keep all window coverings open during photos and showings.

You only have one shot to make a first impression, and these days, those listing photos are everything. Hire a realtor who uses a top-notch photographer to highlight your home in it’s best light.
